Although the houses in the photographs appear to be of the same property, they are NOT

These are photographs of several properties that are owned by Gus Frangos shell LLC, Quinn Court Properties.

The houses are all similar in appearance- small white houses- and each and every single house is in the same condition.

 Not one single case filed in Housing Court for housing code violations.

As a matter of fact, Gus Frangos was still renting the property at 7012 Quinn Court and 907 East 70th until just recently.

In 2012, two evictions were filed relative to these two properties.  What kind of greedy slum lord is Gus Frangos?

The LLC - Quinn Court Properties LLC- owns 907, 913 and 917 East 70th Street and 7009-7015 Quinn Court.

The properties owned by the shell LLC were property tax delinquent for many years and only recently made the decision to pay their property taxes:

The mortgage company sued the shell LLC and filed two foreclosures relative to Quinn Court Properties LLC.

One case requested a judgment for $123,725.01 and the other foreclosure case requested a judgment for $98,702.60- both cases named Gus Frangos as a defendant.

Both cases were settled and dismissed.   The delinquent property taxes that were recently paid was nearly $15,000.

Why would the shell LLC not walk away, as it has for other property? 

Why would the shell LLC want to pay it's financial obligation of over $200,000 for the above property?

There were two foreclosures filed against Quinn Court Properties and Gus Frangos, Case Nos. CV 11 766581   and  CV 11 766519.

I believe one was for the properties on East 70th Street and the other was for the property on Quinn Court.

913 -17 East 70th is INCORRECT in County Records

According to county fiscal records, they have Gus Frangos shell LLC's property listed wrong. 

Their records show this property as 913-17 East 17th Street instead of East 70th Street- parcel no. 10516088.

There is NO 913-17 East 17th Street in Cleveland, OH.   Probably trying to really hide Gus Frangos scam.

Compare the photographs.  Below is the exact house listed on Google Aeriel search for 917 East 70th Street.  Look at the address, , windows, odd shaped downspouts, overhang,, EXACT SAME HOUSE.

This house is NOT on East 17th, but is Gus Frangos shell LLC property located on East 70th Street:

Can't hide this mess.   It sticks out like a sore thumb.

Heating appliance in bogus "closet" - clear code violation?

 The silver colored 6" diameter exhaust vent pipe in the top image appears to exit a jerry-built closet into a chimney on the left hand side of the "closet".

It appears that this was a gas-fired heater for the particular floor of the building - and when the building was trashed by junk metal folks, the heater and the gas pipe were ripped out. 

In the City of Cleveland, does the gas (plumbing) code and/or the buildiing code allow multiple gas appliances on one flue? 

Or is this a very unsafe and non-code compliant bootlegged installation?

This property which is owned by Gus Frangos shell LLC- Quinn Court Properties- is still collecting rent.

Slum Lord.

Tenants still reside in this dump as I noticed a man coming out of the door and a car parked on the grass when I was at Frangos shell LLC properties. 

The photograph above and below is from Google Aeriel view.

I assume the google photos are a couple years old as this property has greatly deteriorated and is in bad shape.  I did not realize this was another one of Gus Frangos' shelll LLC dumps when I photographed the other abandoned houses left behind to rot.

Note the garden growing thru the siding and gutter areas:
